Cookie policy
This page explains which cookies and browser storage entries the Tilderu kvartāls website uses, why, and how you can choose. The site is run by SIA "MM Properties" (reg. No. 44103122677).

In short
- The site needs only a few necessary entries to work: language, apartments you compare, finish choices and your cookie choice. They contain no name, phone or email.
- Google Analytics is switched on only after you consent. If you press "Reject" or simply close the window, Google receives nothing from this site.
- You can change your choice at any time with the "Cookie settings" button in the page footer. When you withdraw consent, we also delete this site's Google cookies.
1. What cookies and browser storage are
A cookie is a small text file a website saves in your browser and the browser sends back to the site next time. Browser storage (localStorage and sessionStorage) is similar but stays on your device and is not sent to the server. Both help the site remember what you have already done.
2. Necessary cookies and storage
They keep the site working and remember your own choices: language, apartments marked for comparison, finish choices in the configurator, the last apartment you viewed, the fact that you already sent a request and how often to show you invitation windows. We use them without consent because they are needed for exactly what you do on the site (the exemption in Section 7.1 of the Law on Information Society Services). The full list with durations is in the tables at the end of this page.
3. Google Analytics: only with your consent
3.1. What we measure and why
If you accept the "Analytics" category, the site loads Google Analytics. It shows us the overall picture, not individual people: how many visits there were, where they came from (for example Google search, social media or a direct address), which pages, apartments and 3D tours are viewed most, where people leave and how often a request is sent.
- What data
- pages viewed, time on page, scrolling, clicks on links and file downloads;
- events when you send a form, book a viewing, request the price list or tap a phone or WhatsApp link: only the form type, the apartment catalog number, the language and the technical request number, never your name, phone, email or message text;
- device type, browser, operating system, screen size, language and approximate location (country and city);
- a random browser identifier in the _ga cookie that tells a returning visit from a new one.
- Why
- To understand what works on the site and what does not: which apartments draw interest, where visitors stop, which texts or pages need improving and which channels bring people who actually book a viewing. This makes the site easier for you and shows us where to spend time and money.
- Legal basis
- Your consent: Section 7.1 of the Latvian Law on Information Society Services (cookies on your device) and Article 6(1)(a) GDPR. Without consent the Google script is not loaded at all, and Google receives nothing from this site.
- Who receives it
- Google Ireland Limited as our processor. Only SIA "MM Properties" and the site maintainer SIA Aera see the Google Analytics reports. We have turned off Google signals and ad personalization, so the data is not used for advertising on other sites.
- How long
- The _ga and _ga_<ID> cookies stay in your browser for up to 2 years unless you delete them or withdraw consent. Google Analytics event data is deleted after 14 months; summary figures (for example visits per month) remain without any link to a particular visitor.
Google Analytics does not store your full IP address: for visitors in the European Union Google uses it only to work out an approximate location and then discards it. Data may be transferred to the USA; Google LLC is certified under the EU-US Data Privacy Framework, and our agreement with Google includes the European Commission standard contractual clauses (section 5 of the privacy policy).
4. External content and visit statistics
- The Google map on the "Quarter" page loads from Google servers when it comes into view. Google receives your IP address and browser data (section 2.7 of the privacy policy).
- 3D tour videos and images load from our file storage (Supabase). It receives your IP address to deliver the video but sets no cookies.
- Social media videos (YouTube, Instagram, TikTok, Facebook), if a page has them, do not load by themselves. First you see an image with a button, and only after you press it does the video load from that network, which may then set its own cookies under its own privacy policy.
- For visit statistics we use Cloudflare Web Analytics (Cloudflare, Inc.). It stores nothing on your device (no cookies and no browser storage) and does not build a profile of you. We only see overall figures: page views, which site you came from, country, device and browser type, and how fast the page loaded. It does not load on pages with a personal link (viewing management, unsubscribing).
- Links to WhatsApp, Instagram, Facebook, TikTok and other sites take you away from our site; their own terms apply there.
5. How to choose and change your choice
- On your first visit you see a window with "Reject", "Accept all" and "Settings". The two main buttons look the same: rejecting is as easy as accepting. Nothing is pre-ticked.
- We remember your choice for 12 months and then ask again. We also ask again if we change what cookies are used for.
- You can change or withdraw consent at any time with the "Cookie settings" button in the page footer or at the end of this page. When you withdraw it, Google Analytics stops at once and we delete this site's Google cookies.
- You can delete all cookies and storage in your browser settings (under site data or privacy). The site will then forget your choices, such as the apartments you compare.
6. Questions and changes
Send questions about cookies and your data to info@tilderukvartals.lv. How we handle data you give in requests is explained in the privacy policy. We update this policy when site features change; the date of the last change is at the top of the page.
Your choice
You can give, change or withdraw consent to analytics at any time. When you withdraw it, Google Analytics stops and we delete this site's Google cookies in your browser.
Cookies on this website

| Cookie | Purpose | Duration | When |
|---|---|---|---|
NEXT_LOCALE | The site language, when the page you opened is in a different language than your browser: the home page then opens in the language you chose. | Until the browser is closed | Always (essential) |
payload-token | Staff sign-in to the content management panel. Not set for visitors. | 2 hours | Always (essential) |
__prerender_bypass | Editors' preview of unpublished content. Not set for visitors. | Until the browser is closed | Always (essential) |

_ga_<ID> | Google Analytics: visit (session) state. | 2 years | Only with consent: analytics |
Google Analytics cookies are set by the Google script, which the site loads only after you consent to analytics. Names and durations come from Google's documentation. Without consent the script is not loaded, and Google receives nothing from this site.
Functional markers stored in your browser
To remember your own actions and choices, the website keeps a few functional markers in your browser (localStorage and sessionStorage). They contain no name, email address or phone number, are not sent to the server, and you can delete them by clearing this website's data in your browser.
| Key | What it stores and why | How long |
|---|---|---|
tk.uzmaniba.v1 | Only the catalog number of the last apartment you viewed, with the viewing time, and when you sent a request or booked a viewing. After a request we stop showing invitations; when you come back we can tell you that the apartment you viewed is still available. | Viewed apartment: 30 days after viewing (then we delete it). Request times: until deleted in the browser. |
tk.popupi.v1 | When invitation windows appeared and when you closed them, so they are not shown more often than set (for example, not for 7 or 14 days after closing). Also the time of your last visit and whether you opened the 3D tour, so that when you return we can offer the news and do not invite you to a tour you have already seen. | Until deleted in the browser |
tk.popupi.sesija.v1 | This tab's visit: how many pages you viewed, whether an invitation was already shown and when your previous visit ended. | Until the tab is closed |
tk.uzmaniba.slots.v1 | Whether an invitation or a chat suggestion was already shown during this visit (at most one at a time). | Until the tab is closed |
tk.cats.burbulis.v1 | State of the chat suggestion bubble during this visit. | Until the tab is closed |
tk.compare.v1 | Apartments you marked for comparison. | Until the tab is closed |
tk.configurator.v1.<…> | Your finish choices in the configurator for each apartment. | Until deleted in the browser |
tilderu-ielade | Whether the intro animation was already shown during this visit. | Until the tab is closed |
tk.piekrisana | Your cookie choice (analytics, advertising), its version and time. | 12 months, then we ask again |
