Terms of use

1. Prices and availability

• The website shows apartment base prices in euros including VAT. What the price includes is stated on the apartment page and in the price list.
• We update prices and statuses ("available", "reserved", "sold") in the website’s management panel. There can be a delay between a change in sales and its appearance on the website, so please confirm availability with a salesperson before you decide.
• A price, status or other information on the website is not an offer to conclude an agreement and does not reserve an apartment. An apartment is reserved with a reservation agreement, and the purchase terms are set only in a written agreement; the steps are described on the Buying process page.
• Where a price has not been set yet, we show "Price to be confirmed"; a salesperson will then tell you the price.
• We may change prices. If you have signed up for the price alert, we tell you 7 days before apartment prices at Alūksnes iela 8 go up.

2. Finishes configurator, PDF and price list

• The surcharges and total shown in the configurator are indicative and may change until an agreement is signed. If the price of a choice is not known yet, it is left out of the total, and we say so next to the total.
• The finishes PDF and the price list are not a reservation, an order or an invoice.
• Kitchen and wardrobe fittings are not included in the apartment price; they are bought from the manufacturer under a separate quote.
• Colors and textures of materials look different on screen than in real life.

3. Visualizations, floor plans and the 3D tour

• Visualizations, interior images and the 3D tour are illustrations: the furniture, decor, landscaping, lighting and surroundings in them are examples, and the finished apartment and building may differ.
• The 3D tour is a shared example for an apartment type (3, 4 or 5 rooms), not a specific apartment. The layout of a specific apartment is on its own page.
• Areas and dimensions in the floor plans are for information; the binding figures are in the purchase agreement.
• Construction dates and building stages are planned and may change.

4. Map, distances and cost examples

• Distances and walking times to nearby places are approximate.
• The Utility costs page shows measurements from a specific apartment and period; your costs may differ. The fee and tax calculations there are indicative.

5. The AI assistant in the chat

• The chat is answered by an AI assistant, a computer program, not a person. Its answers are for information only and may be incomplete or wrong.
• Before you decide, check prices, availability and terms with a salesperson; only a written agreement is binding.
• You can bring in a salesperson at any time with the "Request contact with our sales team" button.

6. Liability

• We take care to keep the information on the website correct and up to date, but we do not guarantee that it is free of errors or that the website will always be available.
• To the extent permitted by law, we are not liable for losses arising from reliance on website information that is not confirmed in a written agreement. This limitation does not apply to losses caused intentionally or through gross negligence, and it does not restrict consumer rights that the law does not allow to be restricted.
• Other websites we link to, such as Google Maps, are the responsibility of their operators.

7. Website content

• The texts, photographs, visualizations, 3D tours and their videos, finish configurator views, floor plans and logo, as well as the website design and software, are protected by copyright.
• You may view, save and share them for personal use, for example while choosing an apartment. You may republish them or use them commercially only with our written permission.
• Without our written permission you may not: copy or record the 3D tours and finish configurator views in order to publish or use them elsewhere; embed the website videos, images or configurator on another website; download the website content with automated tools; use it to train artificial intelligence; reproduce the website software or, to the extent permitted by law, decompile it.

8. Fair use

• Enter your own details in the forms, not someone else’s.
• Do not send automated or bulk requests or try to get around the website’s security measures; we reject such requests.

9. Personal data and cookies

How we handle your data is explained in the privacy policy, and cookies and browser notes on the cookies page.

10. Applicable law and disputes

• These terms are governed by the laws of the Republic of Latvia.
• We first try to resolve any dispute by talking it through. If you are a consumer, you can also turn to the Consumer Rights Protection Centre or to a court.

11. Changes and contact

• We update these terms when the website or the sales process changes; the date of the last update is at the top of the page.
